Residents Lease and Rent

How do I apply for an apartment?

You can apply for an apartment by filling out an application form on our website or at an in person meeting. We require a completed application form, a government-issued ID, proof of income, and a rental history.

What is the process for signing a lease?
Once your application is approved, we will prepare a lease agreement for you to sign. You can sign the lease either electronically or in person. A security deposit and the first month’s rent are typically due at the time of signing.
How is the rent amount determined?
A current comparative rental analysis is completed to determine the most reasonable rent for each property.
When is rent due?
Rent is due on the first day of each month. Late fees may apply if rent is not received by the fifth day of the month.
How can I pay my rent?

You can pay your rent online through our resident portal, by check, or by money order. Detailed instructions are available on our website and in your welcome packet.

Maintenance and Repairs

How do I submit a maintenance request?
Maintenance requests can be submitted through our resident portal, by calling our office, or by emailing our maintenance team. We aim to respond to all requests within 24 hours.
What should I do in case of an emergency maintenance issue?
For emergency maintenance issues, such as a burst pipe or no heat, please call our emergency hotline immediately. The number is provided in your welcome packet and on our website.
Who is responsible for lawn care and snow removal?
Lawn care and snow removal are typically handled by the resident. This information will be outlined in your lease agreement. These services will always be available for an additional fee.

Moving In and Out

What is the move-in process?
Before moving in, we will schedule a move-in inspection with you to document the condition of your new home. You will receive keys and access codes. We will provide you with a move in checklist which must be completed within 7 days of occupancy. This list will also be used when you move out.
Can I paint or make changes to my apartment?
residents are generally not allowed to make changes to the apartment without prior written approval from the property management. Any approved changes must be restored to their original condition before moving out.
What is the process for moving out?

To move out, you must provide written notice according to the terms of your lease, usually 30 to 60 days in advance. A move-out inspection will be conducted to assess any damages or cleaning needs. You will provide us a forwarding address within 7 days for your security deposit to be returned, minus any deductions for damages or unpaid rent.

Policies and Regulations

Are pets allowed in the apartments?
Pet policies vary by property. Some properties allow pets with certain restrictions and may require a pet deposit or monthly pet rent. Please check with our office for the specific policy for your apartment.
What is your guest policy?
Guests are allowed to stay for a limited period, usually no more than 14 days in a six-month period. Long-term guests must be added to the lease agreement and undergo the same screening process as residents.
What happens if I need to break my lease early?
If you need to break your lease early, please contact our office as soon as possible. Early termination policies vary, and you may be responsible for paying a lease break fee or continuing to pay rent until a new resident is found.
